WHY DO I NEED OTHER INVESTORS?

 

As part of my business I get access to more properties than I can buy personally, and that’s not to say that they aren’t great investment properties but just that I only have limited means to acquire them all. That means sometimes I either need help or I’d be happy to pass off some of the good ones to other investors. There are normally 2 types of investors who I work with:

  • – Investors who are looking to buy cash-flowing  property but don’t have access to the right property; or
  • – Investors who have some excess capital and are looking for above-market returns but don’t want to manage the properties themselves.
  • Since 2006 I’ve partnered with dozens of investors in this very way and I don’t intend on stopping. .

Better Investment Returns

Have some capital but haven’t found the right investment nor investment returns yet?

I often come across great property investments for whatever reason might not have the means to fund the property myself. As a result, I partner with other investors so that we can both benefit from it. That might mean setting up a JV to participate in it together or to lend the money at above-market interest (secured by the investment property itself). Having does this since 2006 I have a 100% pay back record. Although the returns would be deal specific my general start point is prime+3%.

Property Sourcing

Are you a first-time or experienced property investor looking to buy your first/next great investment property?

Perhaps I can help. In my normal business activity I come across many potential leads, run the due diligence on the property including to draw title, compare market values, negotiate price and when the deal meets various rigorous requirements I would create a pro-forma investment proposal on the property. If I’m not able to take on the property then I would look to either partner or off-load that property (for a small fee) to another property investor. That way the investor is able to control the deal and create their own value. I only look at properties who have an ROI of >15% (for buy-to-let) or who have >R150k in equity after all costs so those are the kinds of deals I’d share with you.
